Resident Income Verification in Pompano Beach
Your Live Local Act exemption depends on proving that the right residents live in the right units. We collect income documents, check them against the current limits for each unit, and build a clean file for every set-aside apartment, so you know exactly where you stand.
What resident income verification is, and why it matters
Under the Live Local Act, a set-aside unit only counts toward your property tax exemption if the people living in it earn at or below the income limit tied to that unit, and the rent stays within the published cap. The Florida Housing Finance Corporation publishes those limits each year, adjusted for the number of people in the unit. Income verification is how you show, on paper, that each qualifying unit meets them.
We handle that paperwork for you. We review what residents provide, confirm the numbers add up, flag anything that does not, and organize the files so your FHFC certification and county filing rest on records that can be checked. Our team has prepared filings for about 100 Florida properties, and income files are where we see the most avoidable mistakes.

What we handle in each verification
- 01
Document checklist for residents
We give your leasing staff a plain list of what each resident should provide: pay stubs, employer letters, benefit statements, self-employment records and asset information. Clear requests mean fewer return trips for missing pages.
- 02
Income calculation by unit
We total annual income for everyone living in the unit, using the documents on hand. Then we compare it to the limit for that unit's set-aside level and family size.
- 03
Rent check against the cap
A resident can qualify on income while the unit still fails on rent. We check each lease against the current rent limit so both sides of the test are covered.
- 04
Organized file for every set-aside unit
Each unit gets a labeled file with the source documents, our calculation and a short summary. If the property appraiser or FHFC asks a question, the answer is in one place.
- 05
Problem list with next steps
When a file is short a document or a resident is over the limit, we tell you in writing and explain your options. You decide how to handle it before anything is filed.

Files live in different places
Some documents sit in the leasing office, some in email, some nowhere. Scattered records are hard to defend when a reviewer asks to see them.
Limits were not updated this year
Income and rent limits change each year. If your team is still checking against last year's numbers, some units may be miscounted.
Self-reported income with no proof
A signed form stating income is a start, not a file. Without supporting documents, the unit may not hold up.
New leases since your last filing
Turnover changes who lives in your set-aside units. Each new resident in a qualifying unit needs to be verified before that unit is counted.
You are not sure which units count
If no one can say quickly which apartments are set aside and at what income level, the exemption is at risk. That is the first thing we sort out.
How a verification project runs
- 1
Start with a free eligibility check
Our first conversation covers how many apartments you have and which ones you plan to set aside. Before any money changes hands, you learn whether those units can realistically support the exemption.
- 2
Set up the document request
We send your staff the checklist and a simple tracking sheet. Most of this work happens by phone, video and shared files, so your office keeps running as usual.
- 3
Review and calculate
As documents come in, we review each one, total the income and test it against the right limit and rent cap. Gaps go on a running list so your team can follow up while residents are still easy to reach.
- 4
Deliver the finished files
You receive a complete file for each qualifying unit plus a summary of the whole property. Those files feed straight into your FHFC certification filing and your County DR-504AFH filing.
What affects the cost of income verification
There is no single price, because no two properties hand us the same starting point. We look at your units and records during the free eligibility check and give you a clear quote by phone before work begins. Here is what moves the number.
- Number of set-aside units
- Every qualifying unit needs its own file. A property with a small set-aside takes less time than one counting most of its apartments.
- Condition of existing records
- If your staff already collect solid documents, we mostly review and calculate. If files are missing or incomplete, there is more follow-up.
- Complexity of resident income
- Steady wages from one employer are quick to confirm. Several earners, tips, gig work, self-employment or significant assets take longer to document.
- Timing before filing deadlines
- Work that starts well ahead of the certification and county deadlines can move at a normal pace. A late start compresses everything into a few weeks.
Questions about resident income verification
Which residents need to be verified?
Anyone living in a unit you are counting toward the Live Local Act exemption. Market-rate units outside your set-aside do not need this file. During the eligibility check we help you confirm exactly which units are in the count.
What documents do residents usually provide?
Recent pay stubs, employer letters, benefit award letters, and records for self-employment or other income. Asset information may also be needed. We give your staff a checklist so residents know what to bring the first time.
If one resident earns too much, can that apartment still count?
Not at that set-aside level. An apartment only qualifies when the combined income of everyone living there stays under its limit. We note the issue in writing and go over your choices with you, for example counting another apartment that does qualify. We never change figures to push a file through.
Do income files have to be redone every year?
Yes. Limits change and residents' circumstances change, so qualifying units need current verification for each exemption year. Our annual recertification service handles that yearly cycle so it does not pile up.
Do you work with properties outside Pompano Beach?
Yes. We work by phone and video with owners and managers across Broward County, including Deerfield Beach, Coconut Creek, Margate and Fort Lauderdale.
