Ongoing Compliance Support in Pompano Beach

Winning a Live Local Act exemption is one step. Keeping it means your affordable units stay within the rules all year. We track rents, resident files and deadlines with you, explain each requirement plainly, and flag problems while they are still easy to fix.

What ongoing compliance support covers

The Live Local Act exemption is granted one year at a time. Each year the property appraiser and Florida Housing Finance Corporation expect the set-aside units to have been rented to qualifying residents at qualifying rents. If a lease renews at the wrong rate or an income file goes missing, the problem usually surfaces months later, right when you are trying to file again.

Our ongoing support keeps those details in front of you between filing seasons. We review rent rolls against the current limits, check that new and renewing residents have complete income paperwork, and keep a running file so the next certification and county filing start from organized records instead of a scramble.

It suits owners and managers who already hold the exemption, or who just received it and want a steady routine for keeping it.

What is included

  1. 01

    Rent limit checks

Income and rent limits are updated each year. When new figures are published, we compare them with your current and scheduled rents for every set-aside unit and point out any lease that would go over.

  2. 02

    Resident file reviews

We look through move-in and renewal files for the set-aside units and list anything missing or out of date, such as an unsigned certification or an expired income document.

  3. 03

    Unit count monitoring

The exemption depends on keeping enough units set aside. We track vacancies and turnovers so the count does not quietly slip below what the property needs.

  4. 04

    Deadline calendar

We keep a calendar of the dates that matter, including the March 1 county filing deadline and the time needed beforehand for state certification, and we remind you well ahead of each one.

  5. 05

Plain answers when questions come up

A leasing agent unsure whether an applicant qualifies, or a manager asking about a rent change, can reach us by phone or video. We explain the rule and what it means for that unit.

Signs you could use ongoing support

  • Filing season feels like a fire drill

If every winter means hunting for leases and income documents, the records are not being kept up between filings. A steady routine fixes that.

  • Your leasing team has turned over

Someone hired last spring might have no idea which apartments carry the set-aside or which documents a renewal requires. A lease at the wrong rent can get signed without anyone noticing.

  • You are not sure this year's limits were applied

If renewals went out before anyone checked the newly published rent limits, some units may be over. It is better to find that now than at certification.

  • Questions from the appraiser or the state

A request for more information is a sign the file has gaps. We can help you answer it and close those gaps going forward.

  • You manage more than one property

Owners with exemptions across several buildings, in Pompano Beach or nearby in Fort Lauderdale or Coral Springs, often find each one tracked differently. One consistent system is easier to keep current.

How we work with you

  1. 1

A free eligibility check by phone

We start with a call about your property, its units and where your exemption stands. You learn whether ongoing support makes sense before anything else happens.

  2. 2

    Baseline review

We go through your current rent roll, set-aside unit list and resident files, then give you a written list of what is in order and what needs attention, with the reason for each item.

  3. 3

    Regular check-ins

On a schedule we agree on, usually around renewals and limit updates, we review new leases and files by video or from documents you send to our office.

  4. 4

    Filing season handoff

When the next cycle arrives, your records are ready. If you also use our annual recertification or county DR-504AFH filing services, the work flows straight in from the same file.

What affects the cost

Ongoing support is priced to the property, not from a fixed menu. We give you a clear figure by phone once we know the details, and nothing is added without your agreement.

Number of set-aside units
More units mean more leases and resident files to review at each check-in.
Condition of current records
A property with organized files needs less baseline work than one where documents are scattered or missing.
Resident turnover
Frequent move-ins and renewals mean more files to check through the year.
How many properties
Several buildings on one schedule can be reviewed together, which changes how the work is organized and priced.

Ongoing compliance support questions

Do I need ongoing support if I already got the exemption?

The exemption has to be renewed every year, and the review looks at how the units were rented during the year. Ongoing support keeps those records right as you go. Many owners handle it in-house, and we will tell you honestly if that is working for your property.

Will you verify resident incomes for me?

Ongoing support includes reviewing files to see that income paperwork is complete. If you want us to handle the verification itself for new or renewing residents, that is our resident income verification service, and the two work well together.

What happens if you find a unit that does not qualify?

We explain why it does not meet the rule and what your options are, such as adjusting the rent at renewal or designating a different unit. Catching it early usually leaves more choices than finding it during certification.

How much experience do you have with this kind of work?

Our team has prepared filings for about 100 Florida properties. Seeing that many files shows us where records tend to break down, such as renewals priced before the new limits come out, so we check those spots first at every review.

Do you need to visit the property?

No. We work from our office or by phone and video, using the rent rolls and files you share with us.
